Outsite requires small to medium sized properties with current STR use. The ideal bedroom/bathroom ratio is 1:1, but for the right property that number could be as high as 2.5:1. Former hotels, hostels, and B&B’s are ideal.

& SHARED KITCHEN

Part of the Outsite business model is to offer guests/members the ability to work during their stay. It is impertive that there is a space for them to set up and work with their laptops. The shared kitchen is also a requirement for our long-term guests.

Most of Outsite’s members come to get away from the hustle of their everyday lives. The ideal location is quaint and walkable, but is also naturally beautiful - just like Encinitas or Santa Cruz, CA.

IS LESS THAN TWO HOURS 
FROM A MAJOR AIRPORT

While it would be great to work only in tropical destinations, the best locations are close to major airports. Easy access to those without cars is preferable.

HAS MODERN FINISHES 
AND UPDATED FIXTURES

Recently remodeled houses are ideal, but Outsite will still consider other properties as long as the fixtures are in excellent repair. Outsite is also willing to make improvements to bring the property up to our standards.

IS IN A WALKABLE NEIGHBORHOOD

Since most Outsite members will not have cars, a walkable neighborhood is one of the most important factors when evaluating a property. Members are provided with bicycles, but most prefer to walk if possible.

The structure of property partnerships can have many facets,
but the two main options are outlined below.

REVENUE SHARE

Property owners share in the profits from the property that Outsite is operating, but also share in the downside risk of a slow season or OR extrinsic event. This is a great option for those that want to buy an STR property but don’t want to operate it on their own.

MASTER LEASE

Property owners are not exposed to any occupancy risk, but also have no variable upside in renting property to Outsite. This is likely a less profitable option for the property owner. While a gross lease is preferred, Outsite will also entertain N, NN and NNN leases under the right circumstances.
